October 2018
New electric heating radiators have been installed in all three houses with digital controls on each radiator and the ability for remote and independent control of each radiator from a central programmer in each house. The financing for these was made possible by considerable research into cost effective solutions which were initially judged to be out of reach as the first quotes were in excess of £7500 (Sunflow). The eventual cost was just over £4000 using similar radiators with a better central control (Digi-Line). This enabled all three houses to be refitted and included electrical surveys and checks for all houses at the same time. Trustees were left with the disposal of the old storage heaters however this was accomplished at no cost to the Trust.

The front garden wall still needs attention and maintenance of the porch roofs will become urgent next year as it is now apparent that the 2008 works were poorly executed which has resulted in penetrating damp and slates failing.

April 2018

All three houses continue to be occupied. A new heating system to replace 10year old storage heaters is being sought but financial constraints limit the rate at which this can be done.

An external wall in one of the houses that has been damp since the rebuilding works in 2008 has been renovated and insulated in an attempt to address the damp problem.

The front wall to the road is bulging in places and will need comprehensive maintenance (rebuilding) in the near future.

In February our youngest resident moved out of one of the houses and we took the opportunity to have some improvements made to the fabric of all the houses using the empty one as a workshop for the period. The improvements were to install internal insulation by means of insulated plasterboard to all the front and side walls that have an external face. This also included re-plastering and painting of these walls.

As a further improvement specialist secondary glazing was sought, specified and bought for installation by trustees and the same builder that did the insulation works. The works were finished in April.

A new resident also moved in during this period and all 3 houses are now occupied.
